- Wood construction with soft-close shaker-style doors and matching frames.
- Cabinet Upgrades: Flat-panel or glass doors.
- Quartz with a 4-inch backsplash and beveled edge.
- Backsplash Upgrades: Wall slab to match countertop, tiled backsplash.
- Stainless steel 36″ refrigerator, 30″ range, 24″ dishwasher, over-the-range microwave, and a full-size stacked washer & dryer (all-electric standard).
- Appliance Upgrades: Gas appliances, upgraded appliance packages, range hood.
- 24″ undermount stainless steel with garbage disposal and a single-handle faucet with a pulldown sprayer.
- LED recessed lights (2-4 per plan, depending on layout).
- Standard 60″ molded fiberglass stall shower or tub/shower with built-in shelves. Pre-installed blocking allows for future grab bar installation.
- Shower Upgrades: Glass doors, fully tiled shower walls with a shower pan base, or a completely tiled shower.
- Showerhead: Delta® single-handle shower/tub faucet with pressure-balancing volume control.

- Mirror, towel bar, towel ring, toilet paper holder, and a mirrored medicine cabinet.
- 3-light fixture above the mirror, quiet-series Nutone® exhaust fan with external venting.
- Vaulted ceilings in the living room and bedrooms where the layout allows.
- Luxury vinyl plank flooring throughout.
- Shaker-style passage doors throughout.
- Hardware: Lever sets for passage or privacy doors, with matching entry door handle sets that include deadbolts.
- Sherwin-Williams paint colors.
- Trimwork: Consistent trim profiles for doors (1×2.5″ casing) and baseboards (1×4″).
- Standard shelving and hanging rods. Upgradable closet systems are available.
- Decora® rocker-style light switches with matching outlets placed every 12 feet. Pre-wired connections for flat screen TVs in the living area and bedrooms, along with data/internet lines (coax and CAT 6) to a central hub.
- LED recessed lights in the main living area (2-4 per plan) and ceiling fans in bedrooms.
- Standard stucco finish in a light sand color.
- Upgrade Options: Fiber cement lap siding, board and batten, smooth finish stucco.
- 30-year asphalt shingles in standard colors. Metal and various concrete or clay tile roof options are available as upgrades.
- Gutters: Color-matched 5″ aluminum gutters.
- Standard Milgard Trinsic Series white vinyl framed, double glazed windows with a low-e coating. Upgradable options include black frames, grille patterns, and shutters.
- Standard 36″ fiberglass ThermaTru insulated entry door with your choice of color and glass. French doors, sliding glass doors (including multi-panel and multi-fold options) are available for upgrade.
- Standard 8″ fascia board and 4″ corner and window trim.
- Exterior light with dusk-to-dawn sensor, two GFCI-protected outlets for patios, and preparation for a future EV charger.
- Two conveniently located exterior hose bibs.
- Building Method: Wood frame construction (also known as “stick-framed”) built on-site with a permanent concrete slab foundation.
- Wall Framing: 2″ x 6″ for exterior and plumbing walls, 2″ x 4″ for interior walls.
- Drywall: 5/8″ fire-rated drywall for ceilings.
- Drywall Texture: Light skip trowel finish on walls & ceiling – Square corner bead.
- CA Title 24 Energy Compliant.
- Wooden stoops installed when required by code.
- Hot Water: Energy-efficient 50-gallon water heater with a sound enclosure (powered by an electric heat pump for lower energy use).
- Heating & Cooling: Mini-split system for efficient climate control throughout the ADU.
- Water Lines: Durable PEX water lines with convenient shut-off valves at all sinks and toilets for easy maintenance.
- Ventilation: All exhaust fans are vented outside to maintain good air quality.
Upgrade Options:
- Increased Water Capacity: Upsize the water line to meet specific code requirements.
- Enhanced Electrical Capacity: Increase the electrical panel size and amperage to accommodate additional appliances or future needs.
- Standard Roof: Gabled roof with 16-inch overhangs in the front and back for added weather protection.
- Alternative Roof Styles: Opt for a shed roof (single slope) for a modern look (additional cost may apply).
- Walls are insulated with R-19 and the roof with R-30 for optimal thermal performance and energy savings.
- Enhance your ADU with a deck or covered patio.

- Create an ADA-compliant design for improved accessibility.
